A. Zoning Text Amendment #DPA2016-00006, Brewery & Bottling Facilities and Craft
Breweries –
To adopt an amendment to Section 32-403.20 and Section 32-100 of the PWC Zoning
Ordinance to address Brewery and Bottling Facilities and Craft Breweries. - Countywide

B. Special Use Permit #SUP2015-20020, Yorkshire 7-Eleven
To allow a motor vehicle fuel station including a by-right quick service food store, with a maximum
of six (6) fuel pump islands and a sign modification to include the following: canopy signage, façade
signage, and an illuminated changeable copy (LED) monument sign to reflect gas prices. The site is
located northeast of the Centreville Rd. (Rt. 28) and Falls Grove Dr. intersection, is identified on
County maps as GPIN 7897-33-0978, is zoned B-1, General Business, and is designated GC, General
Commercial, in the Comprehensive Plan.  It is also located within the Yorkshire Study Area and
Route 28 Redevelopment Overlay District (ROD). Coles Magisterial District

C. Special Use Permit #SUP2015-20019, Sheetz – Nokesville / Bristow - This is a request to
allow a motor vehicle fuel station with a convenience store & restaurant and sign modification.  The
site is located on the northeast corner of the intersection of Nokesville Rd./Route 28 and Bristow Rd.
The SUP area consists of +/-2.8 acres and is identified on county maps as GPIN 7595-51-4129.  The
site is zoned M-2, Light Industrial and is designated GC, General Commercial on the Long-Range
Land Use map.  The site is located with the Nokesville Road/ Route 28 Highway Corridor Overlay
District (HCOD).  Brentsville Magisterial District

D. Special Use Permit #SUP2016-00002, Virginia Gateway-Directional Sign Program
To allow a sign modification to permit an increase in signage area and height for a directional sign
package to improve and facilitate navigation in and around the Virginia Gateway development.  The
site is located south of the Rt. 29/I-66 interchange and ± 0.53 miles north of the Linton Hall Rd. and
Limestone Dr. intersection. The site is identified on County maps as GPINs 7497-03-0650.00, 7397-
93-1744 (pt), 7397-73-9353 (pt), 7397-63-7061, 7397-63-4771, 7397-62-5640, 7397-71-5113, 7397-
82-1729, and 7397-94-4053. The site is zoned B-1, General Business, and is designated RCC,
Regional Commercial Center, ER, Environmental Resource, and CEC, Community Employment
Center, in the Comprehensive Plan. The property is located partially within the Lee Highway/Route
29 Highway Corridor Overlay District (HCOD), the Resource Protection Area Overlay District, and
the Airport Safety Overlay District. The site is also located within a special planning area for the I-
66/Route 29 Sector Plan.  Brentsville Magisterial District

E. Special Use Permit #PLN2009-00553, EKE YAR Property
This is a request to expand a motor vehicle sales, rental and/or lease (limited) & service use on a +/-
1.39 acre site.  The site is located on the east side of Centreville Rd., approx. 500 ft. south of the
intersection of Centreville Rd. and Browns Ln.  The site is identified as GPINs 7896-17-9437 &
7896-27-1330, is zoned B-1, General Business, and is designated GC, General Commercial, in the
Comprehensive Plan.  The site is located in the Redevelopment Overlay District along Route 28 in
Yorkshire.  Coles Magisterial District

F. Proffer Amendment #REZ2015-20013, Prince William Parkway Development 
To amend the proffers for REZ1988-0013 & REZ1998-0010, to remove a previously prohibited use
to allow a self-storage facility to be developed on the B-1, General Business, zoned portion of the
site. The ± 4.334 acre site is located at 2645 Prince William Parkway, approx. 330 feet southwest of
the intersection of Prince William Parkway and Telegraph Road. The site is identified on County
maps as GPIN 8292-81-1076. The property is zoned B-1, General; Business, and PBD, Planned
Business District. The site is designated RCC, Regional Commercial Center, and ER, Environmental
Resource, in the Comprehensive Plan.  The property is located partially within the Prince William
Parkway Highway Corridor Overlay District (HCOD). Associated with Special Use Permit
#SUP2015-20023, also advertised herein. Occoquan Magisterial District

G. Special Use Permit # SUP2015-20023, Mini Price Self Storage 
To allow a self-storage facility with an increased floor area ratio (FAR) to be developed on the B-1,
General Business, zoned portion of the site. The ± 4.334 acre site is located at 2645 Prince William
Parkway, approx. 330 feet southwest of the intersection of Prince William Parkway and Telegraph
Road. The site is identified on County maps as GPIN 8292-81-1076. The property is zoned B-1,
General; Business, and PBD, Planned Business District. The site is designated RCC, Regional
Commercial Center, and ER, Environmental Resource, in the Comprehensive Plan.  The property is
located partially within the Prince William Parkway Highway Corridor Overlay District (HCOD).

H. Rezoning #REZ2016-00004, Gainsford Court
To rezone ± 2.02 acres from M-2, Light Industrial, to M-1, Heavy Industrial. The subject property is
located on the west side of Gainsford Court approximately 500 feet north of its intersection with
Wellington Road; is identified on County maps as GPIN 7497-70-4815; and is addressed as 7950
Gainsford Court. The site is designated EI, Industrial Employment, in the Comprehensive Plan.
