Retail, office, hotel space, and upscale housing coming to Manassas city’s Gateway property

During a recent City Council meeting, the council voted to approve an agreement with Buchanan Partners, one of the largest real estate developers in the Washington, D.C. region, to create a mixed-use development on 40 acres at the City’s Gateway property near Manassas Airport. The master plan for this site includes retail, office, and hotel space, and 279 upscale housing units, according to a news release from the city government.

The City also announced that Heritage Brewery, established in 2013, will become an anchor for the project with a brewery and restaurant along the “waterfront.”  Heritage Brewery is a veteran owned and operated company that in two short years has twice expanded and outgrown its current facility.  The company is currently distributing its product in five states as well as internationally through a relationship established with the U.S. military.  The new brewery location will allow the company to expand its production and distribution up and down the east coast.

Holladay Properties, a Midwest based developer with offices in Richmond is also joining the development.  The South Bend, Indiana headquartered company is proposing to construct a 108 room hotel on the property.  The company is a full-scale land development company with over 200 employees and more than 30 management offices throughout the U.S.

The Buchanan master plan anticipates more than $250 million in new investment, hundreds, if not thousands, of new jobs and is a waterfront development that will serve to showcase the City of Manassas for years to come.

“The City of Manassas is excited to have attracted a development company of the caliber of Buchanan Partners to help the city move forward with this development that has been under consideration for more than 20 years,” said City Manager W. Patrick Pate. He said, in the press release, the development will aid City Council’s “strategic goal of enhancing economic development for the entire community while complementing other city businesses and the historic downtown.”

Economic Development Director Patrick Small was quoted as saying, “...businesses now seek an environment that includes shopping, dining, lodging and housing opportunities - places where employees and executives can have their needs met without driving offsite.”
